Downtown Orlando, Florida is the nucleus of the city and home to its central business district. Downtown boasts shops and boutiques, hotels, offices, commercial space, restaurants, and residences. It is home to approximately 20,000 people who live in one of seven different neighborhood districts; North Quarter, Eola Heights, South Eola, Parramore, Thornton Park, Lake Cherokee Historic District, and the Central Business District.
The North Quarter district is a mix of commercial and residential with homes for sale consisting primarily of condominiums. Antiques Row, a.k.a. Ivanhoe Row, is in this district. Filled with antique shops, chic boutiques, restaurants, and cafes, it is a popular place to spend an afternoon browsing and shopping.
Eola Heights, in the heart of downtown, is close to Lake Eola Park and is a designated local historic district with homes from the late 19th and early 20th centuries showcasing several different architectural styles. Residential real estate here features historic homes along with condos and townhouses.
South Eola is home to Lake Eola Park and the lake itself, with a sidewalk that encircles the lake for walking and running, and swan-shaped paddle boats for rent. The park also houses the Walt Disney Amphitheater, which hosts movies, plays, and concerts. Condos and townhouses are the principal residences in South Eola.
Parramore houses Amway Center, home to the Orlando Magic professional basketball team, and the Orlando City Soccer Stadium, where the Orlando City SC plays home games. This district offers many older homes along with new construction and townhouses.
Thornton Park’s motto is “Downtown for Grownups,” and the area has a youthful vibe with many community events for residents including a 2nd Thursday Wine & Art Walk, Farmer’s Market, and Falcon Flea Pop-Up Market. There are many beautifully maintained single-family homes in Thornton Park in addition to condos and townhouses.
Lake Cherokee Historic District has 16 blocks of homes from the late 1800s and early 1900s along with two schools. Victorian-era houses and 1920s Craftsman-style bungalows are among the homes to be found in the neighborhood.
The Central Business District is the business and cultural hub of the downtown neighborhoods. It houses parks, museums, art galleries, theaters, and entertainment venues. Homes for sale in this district are almost exclusively condominiums.
Between them, the Downtown Orlando districts offer a variety of residential properties for sale. Condos and townhouses may be available with floor plans starting around 700 square feet up to luxury units of over 3,000 square feet. Single-family homes for sale are predominantly older houses that have been well maintained and updated with modern conveniences.
